What you'll be doing:
The A/C Technician will be responsible for installing, maintaining, and repairing air conditioning systems in both residential and commercial environments. The role involves troubleshooting, routine servicing, and ensuring that all systems operate efficiently. The technician must adhere to safety protocols and industry standards, ensuring customer satisfaction through quality service.
Job Description:
• Installs, services and repairs Heating, Ventilation and Air Conditioning systems including all control systems as detailed by the site management for the assigned property in a timely, quality and efficient manner.
• Proactively execute PPMs assigned by respective Supervisor & ensure 100 % completion each month. Ensure preventive maintenance tasks are performed properly as per the job plan, standard operating procedures and any O&M manual recommendations.
• Execute Technical Rounds and report any technical issues and ensure all scheduled & reactive works meet quality standards and SLA timeline targets.
• Carries out routine checks on the status of all HVAC equipment inclusive of checks on the BMS Controls through front end interface using an approved checklist. Maintain a log of periodic inspections for all utility/plant rooms, etc. along with details of issues identified and escalate to respective supervisor for implementing corrective action.
• Maintains appropriate service and repair records and costs incurred for future reference. Monitor and record values of HVAC systems to build up a database of records for energy conservation purposes.
• Operate the assets in the best possible way to achieve maximum performance and minimum breakdown. Ensure all assets and systems are operating and maintained as per the design parameters and operational requirements. Adjust variables as required to ensure systems are operating correctly within controlled parameters. Ensure that the Air Conditioning system is ON at the right time.
• Perform regular cleaning of all HVAC equipment and also the upkeep of plant rooms ensuring no safety and hygiene hazards exist at any point of time.
• Troubleshoots day-to-day issues and resolves problems and networks within the team for the assigned property, to ensure minimum downtime and seamless operations. Ensures all facility service requests are completed within established timelines and quality standards.
• Repairs faulty Refrigeration and Air Conditioning equipment and Plant. Renovate and replace equipment as required and instructed by the site management. This includes (but is not limited to) Upgrading HVAC systems and equipment and modifying or renovating as necessary.
• Ensures to master all aspects of the system and assets under his responsibility. Should have a thorough understanding of the entire system layout and details.
• Able to carry PPM & Reactive Maintenance on Heat Exchangers, Chillers, etc. and deliver works up to standards and best practices.
• Assists in verification of Refrigeration and Air Conditioning spares purchased/supplied.
• Proper upkeep of tools issued to perform his duties. Tools that require calibration, should liaise with the Supervisor & Store, ensuring all such requirements are met.
• Demonstrates professional behavior, well-mannered and self-groomed inclusive of clean uniform and carries ID at all times when at site.
• Adheres to QHSE requirements while working, uses appropriate PPEs and works are carried out as per approved RAMS documents. Receives TBTs from the supervisor before carrying out any major works and attendance recorded.
• Proper Logging of the daily attendance in the attendance register & should be reporting to duty as per the approved roster. Any unauthorized absence should be immediately reported to the Supervisor/Engineer/Respective Line Manager.
• Provide support to the supervisor in order to prepare facility-wise critical spare parts list and minimum stock level based on consumption records, nature of criticality, and lead time.
• Provide support to supervisor to carry out air quality inspections and monitoring.
• Guide Asst. Technicians and ensure proper procedures are followed at all times.
• Ensure to report all the Energy consumption in the building to supervisor.
• Proper Escalation of site Operation status to the Site Supervisor.
• Ensure full compliance with the company's Quality, Health, Safety, and Environment (QHSE) requirements.
• Stay informed about the QHSE policy, as well as its objectives and targets.
• Adhere strictly to all HSE guidelines, instructions, and procedures.
• Immediately report any hazards, observations, or incidents to the line manager.
Functional/Technical Competencies:
• Ability to read technical diagrams, schematics and blueprints.
• Perform general HVAC maintenance.
• Inspect Chillers, ETS, Heat Exchangers, CHW Pumps, etc. and other HVAC System components.
• Troubleshoot HVAC issues using appropriate testing devices.
• Repair and replace equipment, piping or parts.
• Good Knowledge of local authority code, ASHRAE Guidelines and building regulations.
• Good knowledge of various HVAC testing devices and tools.
• Good written, verbal and interpersonal skills.
• Proficient in reading and understanding schematics and work plans, PPM instruction steps / checklists.
• Ability to work after hours, over weekends and on public holidays with short or no notice.
• Ability to work in confined spaces / work at height
Certifications:
• Certification in HVAC or a related technical field.
